Many times tenants do not think about whether to renew their lease or to look for new space until either there are less than six months left on their term or, worse, their renew right is about to expire.

As a tenant, you need to keep in mind that you have the most leverage to negotiate a good deal with your landlord when your landlord believes that there is a realistic chance that you may move to new space.

Most real estate brokers advise that the best time to consider your alternatives is at least 18-24 months prior to the expiration of your term, and that time period may be increased depending on the size, uniqueness and complexity of your space needs. You need to make sure that you have plenty of time to review various locations, negotiate a new lease, improve the space to your specifications and move in.
