One issue that arises more and more in leases is landlords limiting the amount of people per square foot that can operate in the leased space, such as a limit of no more than 5 people per 1,000 square feet.  With many businesses having more flexible work environments with employees not always working from the office, many businesses are choosing to lease less square feet per employee and to design spaces that can accommodate higher densities of employees.  Many times the lease language is not as black and white as a cap on the tenant’s density and instead landlords have the discretion to increase rent if they believe that the tenant is using air conditioning or utilities in quantities that are beyond those typically provided for under the building standards.  As part of your lease, you should confirm that the landlord has approved your intended use and density of your space and that neither will cause an increase in your rent.
